SUMMER 2017 BOOKING CONDITIONS
The prices listed on the price list are per apartment per day/week and are subject to small increases according to the individual type, position and equipment offered. In the quotations we send, we will always indicate the exact price with a detailed description of the apartment or villa.
TYPE OF APARTMENTS AND VILLAS
TYPE A: two-room. Living room with kitchenette and sofa bed for two people, a double room, one bathroom, balcony/terrace or private garden.
TYPE B: three-room. Living room with kitchenette and sofa bed for one/two people, a double room, a room with twin beds or a bunk bed, one bathroom, balcony/terrace.
TYPE B+: three-room. Living room with kitchenette and sofa bed for one/two people, a double room, a room with twin beds or a bunk bed, one bathroom. Private garden.
TYPE B1: three-room. Living room with kitchenette and sofa bed for one/two people, a double room, a small room with a bunk bed, one bathroom, balcony/terrace.
TYPE F: 60 to 80 m2 terraced house. Fenced private garden, terrace, living room with kitchenette and sofa bed, two bathrooms one or both of which with a shower, a double room, a room with twin beds or a bunk bed. Type F houses with three bedrooms: the third room with a single bed or a bunk bed.
TYPE E: 85 to 110 m2 terraced house. Fenced private garden, terrace, living room with kitchenette or separate kitchen, sofa bed, two rooms with twin beds, a room with a bunk bed or twin beds. Two bathrooms one or both of which with a shower.

GENERAL RENTAL CONDITIONS:
In the following general rental conditions:
RENTAL DURATION: minimum stay of 1 week . Daily rentals are possible only with a minimum stay of 4 days, depending on availability of the agency.
DEPOSIT - 30% of the rental fee, must be paid to Agenzia Erica by the final deadline of 10 days before the booking start date. If the deposit is not paid by the specified deadline, the booking will be cancelled.

CONFIRMATION: upon receiving the deposit the Agency will issue the booking "Confirmation letter" and the receipt for the deposit.
BALANCE: to avoid long queues on the day of arrival, we recommend paying the balance a few days before the start of the holiday; however, for tax and accounting reasons, ALL OUR GUESTS must pay the agreed amount upon arrival at the very latest, before access is granted to the rented accommodation.
Failure to pay the amounts specified above by the required deadlines constitutes express termination clause giving the Agency the right to cancel the booking.
Upon arrival tenants must show the agency their copy of the booking confirmation for the purpose of paying the final balance of the rental fee and provide a form of identification of all the people who will be staying in the accommodation.
In no case will the price be discounted for shorter stays than the date specified on the contract.
CANCELLATION OR WITHDRAWAL: 30% of the rental fee for cancellations received up to 60 days before the start of the rental period; 50% of the rental fee for cancellations received between the 59th and 7th day before the start of the rental period; 100% of the rental fee for cancellations received between the 6th day before the start of the rental period and the start date itself. For cancellations notified within 40 days before the start of the rental period you will be able to use the deposit during the season for another definitive reservation.
The accommodation will be considered free and available to the agency should it not be occupied within 24 hours of the arrival date, unless written notification is provided.
PAYMENTS EXCLUSIVELY ON ARRIVAL: payment in cash for amounts up to Euro 2.999,00 is possible. From € 3.000.00 it is obligatory by bank transfer/ Visa/ Mastercard and Maestro.
For payment by bank card commission of 1% . Payment up to Euro 300,00 only CASH.
Cash dispenser km 1,5 far from Duna Verde in Altanea , Camping San Francesco, or 3 Km far from Duna Verde in P.S.Margherita, in Eraclea.
ARRIVAL from 5 pm t 7.30 pm - DEPARTURE from 8.30 am to 10 am - on the days indicated in our booking confirmation. To agree on the arrival time - if outside the times indicated herein - please contact us by telephone on Friday evening.
CHECK-IN: to speed up the check-in, please fill out with your data the form that we will send you at booking
KEYS are handed over on arrival in our Agency only, in Piazza Spalato 1, 30021 Duna Verde di Caorle, tel. +39 0421 299121 and brought back in person to the Agency by the Tenant.
DEPOSIT: THE NON-INTEREST BEARING DEPOSIT : Euro 150,00 for apartments/ terraced house
and Euro 200.00 for villas. It will only be returned to the tenant upon their departure after the agency has checked the accommodation. For night-time departures, it will be sent to the address provided once the Agency has checked the apartment. The accommodation must be handed back tidy and decent both inside and in the private outdoor areas (e.g. garden watered, clean and free from dog dirt) without any damage or breakages, which must be covered by the Tenant, even if they are worth more than the deposit paid.
The Tenant undertakes to comply with the apartment block regulations. The Tenant is responsible for looking after the accommodation in a reasonable and prudent way and promises to take utmost care of the apartment, the domestic equipment and the interior and exterior furnishings. The Tenant must take the chairs and table out of the garden or terrace when the apartment is left unsupervised. Any items damaged or stolen must be paid for by the Tenant.
THE NUMBER OF GUESTS must correspond to the number of people that the accommodation sleeps as stated in the contract proposal and declared in the list of people present.
For every extra person (only if confirmed by the agency) there will be a supplement of € 8.00 per day (including the additional bed and for a minimum of 4 days). Children over one year are considered as adults.
PRICE: The price indicated in the price list includes the rental fee, agency fee, agency commission including VAT, water and gas consumption, waste disposal tax, service charges for the apartment block, the use of the swimming pool and tennis where provided.
Electricity is up to 9 KWh per day is included(an amount that covers normal requirements). Excess electricity consumption is refunded based on € 0.30 per KWh.
Booking fees and accessory costs indicated here must be added to the above price.
Use of electricity and air conditioning must be frugal, as guests are used to behaving at home, with windows closed and taking due care, otherwise excess costs will be charged for separately, just as guests would have to pay at their own homes. Check the electricity consumption on the meter.
CLEANING and BOOKING FEES (obligatory)
two-room apartment € 85.00 - three-room apartment € 90.00 - two-room terraced house and four-room apartment € 125.00 - three-room villa € 135.00,
To facilitate our Tenant as much as possible, we try to limit the final cleaning costs as much as we can - including VAT at 22% - In order to be able to do this the apartment must be left tidy and decent, free from rubbish, with the fridge defrosted and the crockery washed and put away.
Mattress covers and pillow covers must be handed back clean and must not be used as bed linen. Pet's fur and dirt in the garden must be thoroughly cleaned up.
If the accommodation is not handed back in the required conditions the Tenant must pay a supplement for extra cleaning in the amount of: two-room/three-room apartment € 20.00 - two-room terraced house and four-room apartment € 30.00 - three-room villa € 40.00, VAT included.
All the holiday homes are furnished and equipped with everything necessary for everyday use. All the accommodation units have 1 reserved car parking space or car parking in the garden, with a few exceptions which will be highlighted in the property description and in our website,
gas cooker, fridge, pans and crockery, oven or microwave oven, TV, iron, hairdryer and garden furniture and deck chair if there is a garden or terrace. Every bed is equipped with a blanket, a cover and a pillow with a mattress cover and pillow cover for hygiene purposes, on which sheets and pillow cases must be placed. Almost all our apartments have air conditioning, washing machines and safe deposit boxes (see description of the individual apartment).
GUEST should bring: sheets, table cloths, tea towels, only special pans, adapters and reducers for plug sockets, small electrical appliances (food processors, mixers, etc.). Read the detailed description of the apartment and everything provided carefully so as not to bring excessive amounts of unnecessary luggage.
The accommodation should be tidied on a daily basis by the tenant.
Possibility to hire from the agency upon request:
- babies' cots € 3 per day (minimum 4 days)
- double sheets € 10.00 per change - single sheets € 8.00 per change
- towels € 10 per set of 3 towels
Guests must not use their own stoves, electric hobs or air conditioners in the rented apartments.
GAS: gas is provided by means of cylinders which are replaced when empty at the following times: 10.30 am to 1 pm and 5.30 pm to 8.00 pm, with at least 2 hours' notice from the tenant.
PETS: Small to medium sized pets are allowed in almost all the accommodation units: please check when booking. Any damage caused must be covered by the Tenant.
Medium to large pets are only allowed if suitable accommodation is available and for an extra charge of € 30.00. Pets must not be left alone in the apartment.
TOURIST TAX: currently € 3.50 per person for 1 to 14 days; from the 15th day the tax is charged again. Children up to the age of 12 are exempt from tourist tax. Any variations will be notified during the booking process.
Any tax or duties envisaged by legislation in force, duty stamps or the like must be covered by the Tenant.
To be paid for contracts by correspondence a duty stamp of € 2,00, for those on spot it is a duty stamp of € 16,00.
SWIMMINGPOOL AND TENNIS COURT open from end of May/beginning of June to mid-September. The tenant is aware that the swimming pools may be emptied for cleaning for 1 or 2 days during the season. For some swimming pools guests must wear a swimming cap. For the tennis court, the block management requests a contribution per hour of € 2 to € 4.50 in total.
BEACH SERVICE: not included in the price. Beach umbrellas and deck chairs can be hired directly at the beach facilities. There are stretches of free public beach in between.
COMPLAINTS or requests to move in other accommodation are not accepted if the accommodation corresponds to the description/proposal and photos of the apartment in the website of agency Erica and is in a proper standard. The Tenant must pay the agreed amount for the specific apartment rented and provided by the owner.
To speed up check-in guests are invited to click on the link indicated in the "Rental contract proposal", which we will send, and fill in the form "denuncia delle persone alloggiate" (list of guests).
Agenzia Erica rents out privately owned villas and apartments, therefore no responsibility can be taken for any breakages, accidents, losses, delays or problems that may arise in general in the accommodation. However, it will do whatever it can to solve any issues, it being understood that any requests for compensation for damage must be sent to the owner of the apartment through Agenzia Erica.
The Agency reserves the right to inspect the rooms, so as to check that they are being looked after properly. Should any serious non-compliances emerge from the inspection, the rental contract shall be terminated with immediate effect due to breach by the Customer and the Agency may demand that the premises be immediately cleared, claiming any amounts outstanding at the time, notwithstanding the right to compensation for any damage.
The Agency personnel or its trusted contractors are authorised to enter the apartments if necessary in the occupants' absence.
The Agency reserves the right, in the event of unforeseen circumstances when assigning the booked apartment, to replace it with another one of the same type. Any higher costs will be covered by the Agency.
The description of the furnishings provided in the catalogue may exceptionally be subject to change.
ACCEPTANCE: when booking the Tenant expressly accepts all the conditions reported herein and declares that he/she has carefully read them in full.
